There was some confusion on check in and we didn't get permission to go to the cabin until the last minute, but when we arrived at the cabin it was nice with plenty of room for the family and the amenities were nice. Located close-in to Pigeon Forge and Dollywood it was the perfect location for our vacation. We really enjoyed our stay and will most likely stay in another Colonial Properties rental cabin in the future. |

We stayed in Beary Cozy. It had a beautiful view from the deck. The beds were very comfortable and we had all the amenities we needed to prepare our meals. We saw a bear up close and personal. He was at the cabin beside us and then he walked through the woods in back and up the hill to the other cabin beside us. It was our first time seeing a bear that close in the wild. We got excellent pictures. We have stayed in five other cabins but this one was the best ever. |

We brought our motorcycle so it was very helpful that you say property is 'motorcycle friendly'. The hearth room/game room was a nice space to hang out. Nice view and privacy from back deck. Didn't like only bathroom being in master bedroom. It would be fine for two people. Convenient location. |

It was beautiful and the kids had plenty of space. I came down with my Sister Theresa and we spent my Birthday down there we had a wonderful the condo was great and the Staff at Colonial Properties are wonderful everytime i go to the Smokys i stay with Colonial Properties because they do such a wonderful job making your Vacation wonderful. Just ask for Holly, Josh, Courtney, Allison. They are just the best staff anybody could ask for. |

Black Bear Bluff has to be the perfect cabin. The cabin has a perfect view, a wrap wround porch with a swing and hot tub, a wood fireplace and an outdoor fire pit. Enjoyed the privacy and solitude of the cabin's location. |

We used the cabin for a multi-generational Thanksgiving celebration. The children loved the hot tub, jetted tub and pool table. The adults loved the fact that we had room and the kids were not cooped up! It was a lot of fun. |

We loved "Mountain Memories". This was our second time using Colonial and we couldn't be happier. We arrived after dark on a foggy night and had some trouble finding the unit but the view we found we had the next day was just awesome! |
